I don't believe in trying to be the lowest-priced agent, but my non-high street business allows me to keep my fees lower whilst still providing an exceptional level of service.

Franklin Residential is genuinely different

I promise I won’t hit you with any extra or hidden costs as part of my service and everything I undertake for you is in your best interest. 

Fully Managed - 10% plus £550 set up fee
Does what it says - I manage!  From the start of tenancy to end-of-tenancy I do whatever is necessary to market, move in your tenant, ensure compliance and manage the tenancy.

Rent Collect - £75 pcm plus £550 set up fee
All the services in Let Only plus I monitor and receive the rent each month and follow my arrears process if not paid. You also benefit from being able to add on our Rent Guarantee should you wish to.

Let Only - £750 - one off fee per let

Full marketing of your property with professional photos, floorplan and video tour.  Viewings, referencing, tenancy agreement, collecting the first months rent and placing the tenant in the property issuing all required pre-tenancy documentation for compliance. 

Deposit registration is optional at a further £50.  This ensures the deposit is paid before the commencement of the tenancy, registered within the legal timeframe, and the correct prescribed documents are issued to the tenant.   

Inventory check ins and outs are options at a further charge depending on the size of the property.

Set Up fee for Fully Managed and Rent Collection -includes the following
(charged at the commencement of the tenancy)

  • Bespoke video tours on all properties.
  • Professionally edited photography and floorplans.
  • Accompanied viewings
  • Full tenant referencing
  • Collection of first months rent and deposit, and ongoing rent collection
  • Deposit Registration and issuing prescribed documents
  • Tenancy agreement and online digital signing.
  • Inventory, check in and check out.
  • Serving necessary compliance documentation on tenants.
  • Notification of utility services.

Franklin Residential Rent Recovery Service – can be added to Rent Collection or Fully Managed service - 3% of the monthly rent

In the event of non-payment of rent - I manage the process of claiming and getting possession of your property for you through my best-in-class insurer.
