NO CONTRACTOR UPLIFT
I don’t want to penalise my landlords for using, what I believe, are the best contractors in the area, to work on your property. I choose our preferred contractors based on their skills experience and value for money. A good contractor won’t be the cheapest in town, but they will have the right insurance, the right quality of work, turn up when they say they will and fix a problem within a reasonable time – all important in keeping your tenant happy to stay in your property.
I don’t ask our contractors to reward us for using them – good contractors have a great reputation and often won’t work with agents who request this. I use the same contractors I would be happy to use in my own home, as I do in yours. If I wouldn’t be happy to have them, and pay their charges, why would I use them for our clients?
INVENTORY CHECK IN AND OUT INCLUDED
When you go through the list of costs with your agent they often don’t include the extra cost expense of the inventory and check in report, and may even forget to mention the landlord has to pay for the check out report too.
I don’t want you to have unexpected costs. These reports are essential for the professional management of your property so this is already built into the fee you pay and I outsource the work to our preferred professional AIIC inventory supplier to ensure you have the best possible protection in the case of deposit issues at the end of the tenancy.
NO DEPOSIT REGISTRATION COST
Its compulsory to register the deposit, I build this into your fees so you know exactly what you are paying, even for our Rent Collect clients. This way I ensure that you are protected and compliant in regards to deposit registration.
NO COMPLIANCE FEE
Compliance – it’s a minefield –and particularly these days it's a constant moving feast, but that’s the job of a professional agent, to ensure we keep up to date with all the changes to the over 200 pieces of legislation involved in managing your asset. I don’t charge you extra for this every month – it's just part of the job and what you’ve engaged me for.
NO GUARANTOR FEE
If you choose to accept a tenant requiring a guarantor I don't penalise you financially for this by charging extra.
NO RENEWAL/PERIODIC FEE
Discussing with you and your tenant whether they want to continue renting the property and on what basis is all part of our management role so I think it's only fair to include this in your monthly fee so you don’t have to work out what your year 2 + costs will be.
I agree with you the most suitable terms and length of tenancy for you at the start, and you don’t feel obligated to agree to something longer so you don’t have additional costs later down the line. Maybe you can put that £200 towards a new tap or some decorating!
NO RIGHT TO RENT CHECK FEE
Yet another bit of compliance – for anyone overseas I have to ensure they still have the Right to Rent in the UK in line with any visa requirements. This is just part of my management service keeping you compliant.
NO ANNUAL STATEMENT FEE
You need a summary of your property account for the year? No problem, that’s just something I do automatically for you, all in the interests of making yours, and your accountants life easier. Trying to make things easy for you is just part of my DNA.
DEPOSIT DISPUTE
Most agents charge an additional fee to handle an official deposit dispute due to the amount of work involved and it can be easier and quicker than trying to negotiate between the landlord and Tenant to reach an agreeable outcome.
I work hard to resolve 95% of our deposits in-house for my Fully Managed Clients (Rent Collect or Let Only clients will incur additional charges for work carried out)
